Project specification

  • The prospective purchaser of a modern industrial unit in Milton Keynes required a full building survey by an RICS building surveyor.
  • The steel portal frame unit was built in the early 2000s, and was being used as a gym and office space.
  • We conducted a thorough pre-acquisition survey of all internal and external areas, including a drone survey of the roof.

Surveying a modern industrial unit

  • Newer properties tend to be in fairly good condition, but our surveyors are looking out for anything that will cause significant or expensive issues in the immediate term and into the future.
    • Often, proactive maintenance and repair of comparatively small issues in the initial decades of a property’s lifespan can save significant costs in the long term.
  • Our surveyors assess each element of the property for evident and potential problems. Examples include:
    • Using drones and camera poles to look for early signs of cut edge corrosion on metal roof sheets. If present, proactive treatment can prevent further deterioration.
    • Gutters and gulleys are also checked thoroughly – ensuring these are free flowing and clear is crucial for preventing damp and water damage.
    • Where buildings have changed hands or changed use, we often find redundant fixing penetration, where signage and other fittings have been removed. Sealing and repairing these areas is advisable to prevent corrosion.
    • Metal cladding and metal doors are often used in industrial buildings. Recoating the surface if blistering and corrosion occur will extend the lifespan of these elements.
    • Draught seals to doors deteriorate quickly and need regular replacement.
  • Internally, everything is inspected, from ceilings and floors through to doors, walls and stairs.
  • We also review fire precautions and means of escape, including fire door condition, provision of emergency lighting and fire compartmentation.
  • We also consider current legislation, such as conformance with building regulations and provisions for disabled access with reference to the Equality Act 2010.
  • Mezzanines and similar structures are examined for signs of deflection and movement, with recommendations for load calculations where necessary.
