Structural Survey of Commercial Garage
We carried out a structural survey of a commercial garage/workshop that had sustained fire damage.
We assessed all elements of the property, including timbers, steel columns, roofing, walls and gable structures.
We reported on areas that had been affected structurally, with details on the depth of charring and recommendations for remedial works. Where original structures were inadequate regardless of the damage, we provided advice on what would be needed to bring them up to safe standards.
We also advised on areas that had not been affected by the fire, and that therefore did not require any remedial works.
Preparation and tender specification
- Our Coventry chartered building surveyor prepared a Specification of Works and used this for the tender invitations. We then collated the responses, producing a tender analysis report for presentation to our client and the loss adjuster.
- Competitive tenders were sought from four contractors; tenderers were requested to submit a lump sum tender and confirm their proposed construction duration.
- Tenders were reviewed for:
- Arithmetic errors;
- Compliance with the scope and schedule of works, and
- General reasonableness of rates.
Contract Administration of the Repair and Refurbishment
Allcott’s commercial building surveyor took the role of contract administrator for the repair, reinstatement and reconstruction of the fire-damaged workshop building.
This included structural wall rebuilding, new timber roof structure, new metal roof sheeting, steel corrosion treatment, replacement joinery, new mechanical and electrical installations, decorations and associated building work.
We held a pre-start meeting to go through the scope of works, clarify all roles and responsibilities, and to ensure that all parties were clear on expectations in terms of works and schedules.
We also carried out regular site inspections once work began, reporting on:
- site management
- ongoing works and labour present at the time of inspection
- materials on site (fixed and unfixed)
- progress of works
- quality of works
- safety and Security
- variations.
