Schedule of Condition for GP Practice

Brief: We were asked to prepare a photographic schedule of condition for a client taking on the lease of a GP Practice.

Property: Detached health centre, with later additions to the rear.

Project specification

  • We were asked to prepare a Schedule of Condition (SoC) report. An SoC is a factual record of the condition of a property and what it looked like at the point it was occupied.
  • It identifies any existing defects prior to occupation. SoCs are used to protect the interests of the Landlord and the Tenant with regard to potential future dilapidations claims when the Lease expires, by illustrating the condition of the property at the point of acquisition. 

Our assessment

The property was occupied at the time of the survey, so we had to work around surgeries; we took a flexible approach to the inspection to minimise disruption and maintain patient confidentiality.

  • Our report was a comprehensive 860 page document detailing the precise condition of the property at that point in time.
  • It contained 1262 photos illustrating all aspects of the interior and exterior.
  • This document would typically be annexed to a new lease to limit the liability of the tenant at the end
    of the lease term. 
  • Examples of defects we highlighted included:
    • Cracking and staining of theceiling plasterboards
    • Sections cut out of the ceiling
    • Uneven, scuffed and marked flooring
    • Corrosion on the radiators
    • Paint finish in poor condition
    • Blown glazing 
    • Corrosion on the steel fire escape
    • Choked gutters
  •  While the condition of the property was in line with its age and not surprising, the report of these findings will protenct the tenant from being liable for their repair when they end their lease agreement.
