10-Year Stock Survey and PPM Schedule for a London Estate
Our client requested a comprehensive stock condition assessment and life-cycle cost plan for their London property.
Brief: Carry out a 10-year planned preventative maintenance (PPM) schedule for the properties across our client’s central London estate.
Properties: Over 80 properties, including listed buildings.
Client: Senior Facilities Manager at the estate.

The Project
We undertook condition surveys, carrying out thorough visual inspections of both internal and external elements, assessing the general condition of the building fabric and highlighting areas of disrepair.
We prepared recommendations in respect of future maintenance, and made observations and recommendations for any desirable works which should be considered.
We assessed the “priority rating” of all repairs and major works, and provided advice as to the phasing of the works.
We prepared a 10-year lifecycle / capital expenditure planned maintenance programme, to allow the client to budget, and schedule works over the coming decade.
The Inspection
The properties were constructed in the mid-1800s; many were Grade 2 listed.
The use of the properties varied, with several serving as residential apartments blocks. Others had been converted into office spaces. The estate also included cafes, restaurants and a pub.
The extensive survey and comprehensively identified works to be carried out over the coming 10-year period.
These included repairs as part of ongoing health and safety compliance and maintenance, such as fire protection, electrical works and separation additions.
Maintenance and cyclical redecoration schedules were detailed, as were routine servicing requirements. These included:
- timber window casements repair and replacement
- mortar re-pointing
- escape stairway maintenance
- fire safety servicing
- replacement and repair of access steps
- masonry repair
- roof repairs, maintenance and replacement.
Follow Up
Following on from the original PPM, our structural engineers have been instructed to inspect the balconies across the estate for structural integrity, repair and maintenance requirements.
We have also carried out further PPMs for the same client, including a large multi-use, terraced block comprising 13 retail units with residential flats above, office blocks and apartment blocks.
