Brief: Our client was purchasing a property in a very poor state of repair and wanted to understand its structural integrity.

Property: Three storey property constructed in the late 19th century. Originally mid-terrace, but one side was demolished following substantial war damage.

Brief: Carry out an anticipated schedule of dilapidations for a tenant leasing the second floor of a city centre office block.

Property: Multi-storey Grade II listed office building.

Brief: Our client was taking on the lease of a Bristol pub and wanted insight into any major issues.

Property: Three storey property, including cellar, within an urban terrace. 

Instructed by: Prospective tenant.

Office building in Avonmouth

Brief: Our client was concerned that their property, which was occupied, was falling into a state of disrepair and may become dangerous. They asked for a full structural survey to advise on the structural integrity of the building, on remedial action required and whether or not it should be condemned.

Property: Two-storey detached office building with concrete frame construction and a flat roof.

Instructed by: Operations Manager.

Outcome: We identified a number of items of disrepair and advised our client on the urgency and estimated budget for each one. We supported the client with instructing contractors so that they could fast-track the works and return the building to a fit state.

Terminal schedule of dilapidations

Brief: To carry out a terminal schedule of dilapidations on behalf of a commercial landlord.

Property: Mid-terrace, three-storey town shop unit.

Instructed by: Landlord.

Outcome: We identified the works required to the done to the premises to put them into the condition required by the lease. We were then instructed to put together a schedule of works.
